What is an Appraisal?

Reveille Real Estate Appraisal, LLC is grateful for your trust in our real estate appraisal services. As Licensed and Certified Real Estate Appraisers by the State of Texas, we are bound by law and the Uniform Standards of Professional Appraisal Practice (USPAP) to be unbiased valuators of your property. This means that we cannot be influenced by any party or contract as to what the true Market Value is for your property. The definition of Market Value as defined by The Dictionary of Real Estate Appraisal (5th Edition) published by the Appraisal Institute is “The most probable price that the specified property interest should sell for in a competitive market after a reasonable exposure time, as of a specified date in cash or in terms equivalent to cash, under all conditions requisite to a fair sale, with the buyer and seller each acting prudently, knowledgeably, for self-interest, and assuming that neither is under duress.”

An appraisal is NOT a home inspection. We are not home inspectors. Even though we do complete a visual interior and exterior observation of your property, or an exterior observation from a street, (except in cases where only a desktop appraisal is requested, which in that case no physical observation of your property will take place), an appraisal report should not be confused with a home inspection report. For a home inspection, we recommend contracting with a professional, licensed Home Inspector.
